People search for an average payout because they want to know what to expect. The honest answer is that no useful average exists. Payouts depend on the policy, the cause, the damage and the paperwork, and two similar-looking losses can end very differently.

This guide does not quote a payout figure, and neither does this site. It lists what moves a payout so you can ask better questions of your insurer and build a better record.

Why an average misleads

An average blends tiny claims with huge ones, covered losses with denied ones and policies with high deductibles with policies with low ones. The number that results describes nobody. Your claim is determined by your policy and your facts.

What moves a payout

  • Cause of lossSudden and accidental events are often covered. Slow leaks, neglect and flood often are not.
  • DeductibleThe amount you pay before coverage begins comes off the top.
  • Coverage limitsPolicies cap what they pay for the structure, belongings and extra living costs.
  • DepreciationSome policies pay actual cash value and some pay replacement cost, which changes the number.
  • DocumentationPhotos, moisture readings and a scope of work show what was damaged and why.

Where claims go wrong

  • The loss is reported late, or the property is left wet.
  • Damaged items are thrown out before they are photographed.
  • The scope of work leaves out hidden moisture behind walls.
  • Repairs are done before the adjuster has seen the damage.
  • Receipts for emergency work are not kept.

Each of these is avoidable. Photograph the damage first, call a crew to stop further loss and keep records of every call and letter.

Questions to ask your insurer

Questions that shape the number
QuestionWhy it matters
Is this cause covered under my policy?Sudden events are treated differently from gradual ones
What is my deductible for water damage? It sets the amount you pay first
Do I have actual cash value or replacement cost coverage? It changes what depreciated items are paid at
Is sewer backup covered by an endorsement? Many policies require it to be added
Do I have additional living expense coverage? It may pay for housing while repairs are done

What a restoration company does and does not do

A restoration crew documents what it finds and what it does. It records the affected areas, the moisture readings and the equipment in a scope of work. It does not decide coverage, set your payout or promise approval.

Share the scope with your insurer and ask what else they need. See water mitigation for how drying is documented, and water damage repair for how the rebuild scope is written.

Depreciation and actual cash value, explained

Policies often pay for damaged items in one of two ways. Replacement cost pays what it costs to buy a new equivalent. Actual cash value pays the replacement cost minus depreciation, which reflects age and wear.

The difference matters most for carpet, flooring, appliances and furniture. A ten-year-old carpet may be valued far below a new one under actual cash value. Check which method your policy uses, and ask how depreciation is calculated before you agree to a settlement.

Some policies pay depreciation back once the repair is complete and you submit receipts. Keep every invoice, and ask your insurer about the holdback rules in writing.

Santa Monica local note: who owns the pipe or the line

Where the water came from affects who pays. In 2026, one Venice pipe failure involved a private pipe owned by a landlord, while another was an LADWP main break in an alley, as reported by Spectrum News. Your insurer will ask whether the damage came from your plumbing, a neighbor's or the public system.

In Santa Monica, ask the city's Public Works department whether a sewer blockage is in the public line or your own lateral. In Venice and Pacific Palisades, ask LADWP and the City of Los Angeles for the same answer.

Keep a note of who you called and when. The California Department of Insurance advises policyholders to keep a record of phone calls and letters after a loss.

Questions

Questions homeowners ask

No. Nobody outside your insurer can. The payout depends on your policy, the cause and the documented damage. This site does not state payout amounts.

You stay in charge of your claim. The crew can share its scope, photos and readings with you and, with your permission, with your insurer, but it does not negotiate coverage.

Compare it to your scope of work and your policy. If it leaves out hidden damage or items you documented, ask the adjuster to take another look. Your insurer can explain how the number was reached.

Yes. A renter policy typically covers belongings, not the building. The landlord's policy covers the structure. Tell your landlord about the loss and check both policies.
